When you find Lords Fillet, a seventeenth century cottage down a winding lane in a secluded tranquil green valley, you may never want to leave. One of the older cottages in the area, it has been sympathetically well maintained and boasts a rich patina of age with exposed timbers and period features. such as the huge fireplace, all around you. Nestling in land of over 3 acres with pasture, orchards and trees. The valley has only a few other cottages and there is very little in sight to tell you which century you are in.

Situation
Located at the end of a lane with one other near neighbour, there is a steep drive leading to a parking area by the house. The land is mainly around three sides of the property and comprises a cottage garden to the rear, orchard, hill pasture, vegetable patch and some specimen trees such as Walnut & Plum, all bounded by ancient hedgerows. At one end of the property is a small timber leanto apple store, and by the parking area is a timber shed.

Underfloor heating throughout the ground floor including the Bathroom. Radiators upstairs. This is all run from a ground source heat pump.

The whole property is double glazed apart from a few in the Kitchen.

There are many exposed roof and ceiling timbers. Upstairs has exposed floorboards many of which are exceptionally wide.

Kitchen (19' 0'' x 8' 7'' (5.79m x 2.61m))
Entered from decking by the parking area, the galley kitchen has plenty of windows. There is a run of solid timber worktops with a range of units and a ceramic Belfast sink. Space & plumbing for washing machine. In the corner is the boiler part of the ground source heat pump, which provides efficient and environmentally friendly heating & hot water.

Dining Room (8' 9'' x 8' 0'' (2.66m x 2.44m))
A few steps up from the Kitchen is this secondary reception room. Doorway size opening to Living Room. Window to side aspect.

Living Room (15' 6'' x 13' 0'' (4.72m x 3.96m))
The most striking feature of this room is a substantial inglenook fireplace with original bread oven to one side. Fitted with a woodburning stove. Door off to stairs. Front door to outside. Understairs cupboard with particularly ancient traditional timber door. Window overlooking the garden.

Bathroom
Large bath surrounded by pretty marble tiles with fitted drench shower head over. Wash hand basin, close coupled WC. Window overlooking garden.

Bedroom 2 (16' 3'' x 11' 3'' (4.95m x 3.43m))
The stairs rise into this generous sized bedroom, which in turn leads to the main bedroom (corridors are a more recent invention). Vaulted ceilings give a lovely sense of space. Window to side aspect.

Bedroom 1 (17' 0'' x 16' 7'' (5.18m x 5.05m))
This is a dual aspect room also with huge floorboards. There is a great deal of built in wardrobe space and storage along one entire wall.

Agents Note
The property benefits from its own private water supply which is fitted with a UV filter and has been tested within the last year. There is also private drainage to a treatment plant located at the bottom of the land: the maintenance and use of this is shared with one other property.
